With new developments and constructions, an on-site salesperson or a traditional broker may try to claim the commission if you as the buyer do not identify Flat Fee Realty as your agent when you initially register to see the property.
If you use Flat Fee Realty to buy new developments or construction, you can get a refund on commissions that may otherwise be kept by the builder or paid to the on-site agent or traditional broker.

Identifying Flat Fee Realty as your agent does not obligate you to use Flat Fee Realty, as Flat Fee Realty will never try to get a commission our customers do not want us to have, but it does give you the flexibility to get a commission Cash Back from Flat Fee Realty if you end up using Flat Fee Realty.
In general, most will ask you if you are working with an agent when you first visit. Make sure to indicate then that Flat Fee Realty represents you. This ensures that you will be able to use Flat Fee Realty for the negotiation and get a commission refund.
