Buyers have been paying too much for houses - because sellers are paying too much in commissions to real estate agents. The pay - compared to the actual work - is simply outrageous!
When you stop to think about it, you'll realize that buyers are really the ones paying the commission. Yes, it comes out of the seller's funds at closing - but it was added to the price of the home.
Who is the only person who shows up at closing with a check? The buyer, that's who!
Have buyers always paid too much? No. When prices were lower and agents had to invest more time and money into every home sale, it was a fair price for services rendered. It's only too much now because things have changed.
Here's today's difference: First, the Internet has changed the way real estate agents do business. It has brought time-saving advances on both the seller's side and the buyer's side of every transaction.
Agents no longer have to spend weeks doing research before taking a listing - and we no longer have to spend more weeks driving buyers around for a peek inside dozens and dozens of homes.
Instead, we find most of the listing information we need on the internet. And then, because agents post detailed information and abundant photographs of every listing, buyers can "see" the homes before they ever get in the car.
